
EPS or PU Insulation for Your Garden Room?

A garden room can look exceptional on installation day, but its insulation determines how it feels through a January work call or a warm afternoon in July. When deciding between EPS or PU insulation, the central question is not simply which board is ‘best’. It is which material supports the desired comfort, construction method, available wall depth and budget for your particular build.
Both are widely used, capable insulation materials. However, they perform differently, and those differences matter more in a compact, high-performing garden office, gym or retreat than they may in a larger conventional building.
EPS or PU: the key difference
EPS stands for expanded polystyrene. It is the lightweight white or grey rigid foam insulation familiar from floors, walls and packaging, although construction-grade EPS is made for a very different purpose. It is available in a range of densities and strengths, including graphite-enhanced grades that improve thermal performance.
PU refers to polyurethane insulation. In building projects, this term is often used broadly for rigid foam boards, including PIR, or polyisocyanurate, boards. These boards are usually faced with foil and are valued for achieving strong thermal performance within a relatively slim thickness.
The most practical distinction is thermal efficiency per millimetre. PU or PIR boards generally have a lower thermal conductivity, often called a lambda value, than EPS. This means a thinner PU board can deliver a similar level of insulation to a thicker EPS board.
That advantage can be particularly valuable where every centimetre counts. A garden room with fixed external dimensions benefits from preserving as much internal floor area as possible. Thinner wall or floor build-ups can make a noticeable difference to the finished space, especially in a compact home office or a garden gym.
Thermal performance and usable space
A well-insulated garden room should warm up quickly, retain heat efficiently and avoid becoming uncomfortable when the weather changes. Insulation is a major part of that outcome, but it does not work in isolation. Glazing specification, ventilation, airtightness, thermal bridging and the heating system all affect the final result.
PU boards are often selected for walls and roofs because of their strong insulation value at limited thicknesses. If a design calls for a slim roof profile, low thresholds or generous internal headroom, PU can provide useful flexibility. Its foil-facing can also form part of an effective vapour-control strategy when correctly detailed and taped, although it is not a substitute for a carefully designed airtight layer.
EPS typically needs more depth to reach the same target U-value. That does not make it a poor choice. Where there is enough room within the floor, wall or roof construction, high-quality EPS can provide dependable insulation at a more accessible material cost. It is especially common beneath floor slabs and within floor systems where thickness is less visually restrictive.
The right specification depends on the whole assembly. It would be unwise, for example, to choose a thinner board in isolation without checking how the wall structure, service void, cladding and internal lining work together. The aim is a continuous thermal envelope, not an impressive number on a single product data sheet.
Why thermal bridges deserve attention
Heat can bypass insulation through timber members, steel elements, poorly detailed junctions and gaps around openings. These are thermal bridges. In a garden room, repeated timber studs can reduce the effective thermal performance of an otherwise well-insulated wall.
This is one reason structural insulated panels, or SIPs, are often attractive for premium garden room construction. They combine a high-performance insulated core with structural facings, helping to create a consistent, well-controlled building fabric. The final performance still relies on sound design and careful installation, particularly where panels meet, around windows and doors, and at the floor and roof junctions.
Moisture, durability and real-world installation
Both EPS and PU insulation are closed-cell materials and offer good resistance to moisture absorption compared with fibrous alternatives. Yet neither should be treated as an excuse to overlook moisture control. A garden room needs protection from external weather, rising moisture where relevant, internal humidity and condensation risk within the construction.
EPS is often favoured in floors because it is stable, lightweight and available in grades with suitable compressive strength. Its performance depends on selecting the correct grade for the loading involved. A garden gym, for instance, may place greater demands on the floor build-up than a quiet reading room, particularly where heavy equipment is planned.
PU boards are rigid and straightforward to cut, but accurate fitting matters. Small gaps between boards can compromise the insulation layer, so joints should be tightly butted and detailed properly. Foil-faced boards should be protected from prolonged exposure to weather during construction, and the specified tapes, membranes and finishes should be compatible with the overall system.
In either case, the quality of installation is every bit as important as the choice of material. Insulation that is compressed, interrupted, poorly sealed or installed in the wrong position within the build-up will not deliver the performance expected on paper.
Cost: look beyond the board price
EPS is usually less expensive than PU on a like-for-like thickness basis. For projects where space is available and the thermal target is sensible, this can make EPS an excellent value option. It can also be easier to source in substantial thicknesses for floors.
PU costs more per board, but the comparison should not stop there. If it allows a thinner construction, it may reduce the depth of framing, alter roof details or preserve valuable internal space. Those wider design benefits can justify the higher material cost.
There is also the cost of comfort over time. A garden room used as a weekday office, all-season gym or cinema room should not rely on excessive heating to compensate for an underperforming envelope. Spending thoughtfully on fabric performance at the build stage can support lower running costs and a more pleasant room for years to come.
Fire performance and specification
Insulation should always be assessed as part of a complete tested or specified construction, rather than judged by the core material alone. Internal linings, cavity barriers, external cladding, membranes and the location of the insulation all play a role in fire safety.
PU and EPS have different fire characteristics, and product types vary. This is not an area for assumptions based on generic descriptions or packaging appearance. A professional design should use appropriate products for the intended application and ensure the wall, floor and roof build-ups meet the relevant requirements for the project.
For detached garden buildings, the rules that apply can depend on size, position, use and proximity to boundaries. Even where a project may be exempt from certain building control requirements, thoughtful construction standards remain essential for safety, durability and year-round use.
Which insulation is best for a garden room?
For many bespoke garden rooms, PU or PIR is the stronger choice where wall and roof thickness must be kept to a minimum while achieving high thermal performance. It suits clients who want a refined external profile and generous internal space without compromising comfort.
EPS can be an intelligent choice for floors and for build-ups where more depth is available. It offers reliable performance, good moisture resistance and attractive value when specified at the right density and thickness. In some projects, the best answer is not EPS or PU throughout, but a combination of materials chosen for the demands of each element.
The decision should also reflect how the room will be used. A once-a-week hobby space has different expectations from a full-time office with computers, video calls and a consistent preferred temperature. Equally, a room facing strong summer sun needs careful consideration of glazing, shading and ventilation alongside insulation.
